Eldorado

Eldorado is about 15 miles southeast of the Plaza, and the drive makes clear what you are trading when you come out here. The lots are larger, the views open up, and the pace drops another notch.

This is an established planned community with its own amenities — a community center, pool, tennis courts, and miles of maintained trails. It draws a mix of longtime Santa Fe residents, retirees, remote workers, and families who want more space than the closer-in neighborhoods offer.

Homes range from modest to substantial. For buyers who want more house and more land without leaving the Santa Fe area entirely, Eldorado is often where the math starts to work better.

The main consideration is the commute. If you are driving into town regularly, the 15-mile stretch along Highway 285 becomes part of your daily routine. Most residents say they adapt quickly. It is worth thinking through before you commit.

Best For: Buyers who want more land, lower prices, and a community feel. Remote workers or retirees who do not need to drive into town every day. People who prioritize outdoor access and open space over proximity to downtown.

Neighborhood 03

Las Campanas

Gated, amenity-rich, and built around a resort lifestyle.

Las Campanas sits on the northwest side of Santa Fe and operates differently from anything else in the area. It is a private, gated master-planned community built around two Jack Nicklaus Signature golf courses and a full-service clubhouse.

The homes range from lock-and-leave casitas to large custom estates. The views across the high desert toward the Jemez Mountains are exceptional, and the sunsets out there are something people mention without prompting.

This is a community that suits a specific buyer – typically someone who wants resort-level amenities, privacy, and a low-maintenance lifestyle. The HOA fees are meaningful, and membership in the club is separate. Buyers should understand the full cost structure before falling in love with a particular property.

For the right person, it is an extraordinary place to live. The challenge is making sure the lifestyle matches before the purchase is made.

Best For: Buyers who want security, amenities, and a resort-adjacent lifestyle. Golfers. Second-home buyers looking for a managed, low-maintenance property. Those who are comfortable with HOA fees and club membership costs.

Neighborhood 04

The Southside

Diverse, affordable, and often overlooked.

The Southside is the part of Santa Fe that does not always make it into the travel guides, and that is part of why it tends to be underestimated.

This is where a lot of working Santa Fe residents actually live. The neighborhood is more diverse than other parts of the city and more affordable across the board. For buyers who are priced out of the Eastside or who simply want more for their money, the Southside deserves a serious look.

The area is closer to major shopping, schools, and services than some of the more scenic parts of town. It is practical in a way that the rest of Santa Fe is not always designed to be.

It will not give you a Plaza-adjacent address or a golf community lifestyle. What it does offer is genuine Santa Fe – a neighborhood where people have been living real lives for a long time, at a price point that makes homeownership here accessible.

Best For: First-time buyers or those working with a tighter budget. Buyers who prioritize value and practicality. People who want to live among longtime local residents rather than a more transient buyer pool.
